Established in 2007, AND is an architecture and design company based in London and Warsaw. 

AND creates and delivers highly crafted design work that is personal to each of our clients. We understand the immense value that high-quality design solutions bring to each project for commercial and private clients alike. Our aim is to add financial and aesthetic value to each project we take on.

AND has worked extensively across Europe offering a complete design service. We have earned our reputation as an award-winning design company with international developers and high net-worth private clients, who appreciate the practice’s design expertise and attention to their financial and programme requirements. We are proud that much of our work is from repeat clients or through recommendations.

AND provides clients with our design creativity and property experience at each stage of the project from buying decisions, negotiating with planning authorities, concept to detail design and site supervision. In parallel, we can design brand identity as well as oversee signage and lighting design. 

We undertake commissions for furniture, lighting and artworks at all scales. Visiting the factories and working alongside all producers and craftspeople to realise designs from concept to installation. The goal is attention to detail throughout the life of each project to ensure successful results for all parties, both commercially and visually, to build lasting client relationships.

How would you describe your style?

"We approach design with no fixed formula, the existing architecture and client brief inform the design needs and direction of each project we undertake. We aim to achieve classic and understated architecture and interiors that are timeless and have longevity. Our goal is a quiet and thoughtful design language, always delivered through the highest craftsmanship possible across all aspects of the project."

Please describe a recently completed project or tell us about the bespoke service that you offer

"Our design scope included every element of the works from initial design concept and achieving planning consent, through each construction phase to the selection of all finishes, furniture, lighting and antiques. 

Being the top floor apartment within a period red-brick Kensington property, our selected design language lent itself towards attic spaces and atelier studios for the complete interior refurbishment. The interior design combines the honesty and elegance of classic industrial design with the creative and decorative atmosphere that accompanies Bohemian living spaces.

Our clients are based in New York and are avid art collectors and global travellers. They wanted their London pied-à-terre to be a space to relax and entertain. A home from home with artworks, collected furniture, antique light fittings and homely luxuries close at hand to be enjoyed in all spaces.  

The upper level of the apartment was conceived as a large open plan entertaining space, industrial-style metal and glass doors are repeated elements in the living area allowing access onto the roof terrace and forming the dividing wall to separate the kitchen-dining room from the lounge.

The dark metalwork from the classic glazing establishes a masculine backdrop to more decorative, soft finishes – floor to ceiling antique mirror wall panelling, Chinese lacquer wall finishes, antique marble to the kitchen counter and stone chequerboard flooring.

An existing roof light over the lounge was replaced with a more traditional English version, typical in workshop spaces across the city. Beneath the new roof glazing, a modernist style chandelier was suspended to act as a central sculpture and extend the classic industrial design spirit. 

The lower level of the apartment houses bedrooms and en-suite bathrooms, each designed and decorated individually whilst retaining the spirit of the modernist aesthetic, with large scale terrazzo slab cladding to bathroom walls, Carlo Scarpa inspired marble terrazzo flooring as examples.

An intimate guest bedroom ventures into the more ornate with J-P Gautier cherub wallpaper matched with deep-pile Chinese motif carpet and antique wall lights and a chandelier. The bedrooms and bathrooms are each conceived as treasures in their own right to be discovered and enjoyed through secret doors or mirrored walls. The results form an eclectic but refined combination of artwork and antiques against a masculine but decorative interior design shell."
